Project Overview
Demolition of two existing houses to allow construction of a nine-unit apartment block. Works involved a secant piled basement and reinforced concrete frame with traditional brickwork, external walls and modern fit-out.
Phase 1 of the development included enabling works to allow for a future cantilevered three-floor extension which would extend about the airspace of the neighbouring building, owned by the same developer.
Our Services
Pre-contract services included:
- Cost planning - comparison of feasibility studies for a standard build and a future-proofed frame to allow for extension of the building
 - Preparing consultant appointment for the design team
 - Tendering the works
 - Negotiating with the selected contractor
 - Compiling the contract, including collateral warranties
 
Post-contract services included:
- Monthly contractor valuations and funding drawdown applications
 - Monthly cost reporting
 - Chairing site meetings
 - Assessing variations and contractor notices
 - Agreeing the final account with the contractor
