Condition, Defect and Photographic Surveys
When you call in the builders to refurbish one part of your property, you need to know if they are damaging other areas in the process.
We have a wealth of local, national and international survey experience, using fully qualified Chartered Building Surveyors. If you provide us with an outline of your requirements, we are confident we can match it to a set of three or more relevant case studies.
- Ashmolean Museum, Oxford
Bovis, Summer 1995
This imposing and famous Grade 1 Museum in the heart of Oxford has been part remodelled to incorporate educational facilities, many now below the main entrance piazza. The work necessitates new build, demolition and temporary removal of structure. Pre-contract condition surveys were carried out, in accordance with English Heritage specifications. Defect Surveys were prepared of adjacent areas.
- Royal National Theatre, South Bank, London
Lottery funding enabled the remodelling of the external access areas, entrance and main foyer complex. Pre-construction surveys were undertaken using a mix of Defects Surveys and Photographic Surveys. In order to properly record the condition of the finely tooled and textured concrete surfaces for which the theatre is famous, outside theatre hours medium format photography, with special lighting was used.
- Bromley Hospitals PFI
Two major sites required independent condition surveys of areas around the work sites, including a church, plant rooms, a new doctor's surgery and roadways. Working with Taylor Woodrow it was agreed the appropriate specification of pre-construction survey in each case, using a mix of Condition, Defects and Photographic Surveys. Liaison with neighbours was undertaken and advice on the likelihood of the need for new Party Wall measures.
- Heathrow Express Rail Link
The route of the new high speed rail link passes underneath and adjacent to approximately 85 properties that amount to more than three million square feet of floor space. The properties range from hotels and terminal buildings, to multi-storey car parks and service subways. The British Airports Authority was required to independently record the condition of all properties adjacent to the engineering work prior to operations commencing on-site.We prepared condition schedules of the properties above or adjacent to the proposed railway. Our task also included the design of a computerised data collection system, together with the implementation of a quality control and training programme for our survey teams.
